One of Perth’s key growth corridors has reached a new milestone with Okeland Communities starting work on a modern new Town Centre at its Kingsford at Bullsbrook residential estate located at the Perth Hills.
The earthworks at the 7ha site on the eastern side of Great Northern Highway will pave the way for Woolworths to develop an $18M shopping centre.
A 3600sqm market-style supermarket, specialty shops, a BWS liquor store and food and beverage outlets make up the first stage of the Kingsford Town Centre.
The project will deliver new shopping, social, business and employment opportunities as Kingsford and the wider Bullsbrook community experience dramatic population growth in the coming years.
In 2021, the total population of Bullsbrook was estimated to be 5715 people. It is expected to increase by over 17,461 people to 23,176 by 2036, at an average annual growth rate of 9.78%. By 2051, the population of Bullsbrook is expected to hit 84,476 people.
While Kingsford is a fast-growing new residential development, it is blending Bullsbrook’s much-loved township qualities with contemporary lifestyle opportunities represented by the 2500 new home sites that will be created over the next 14 years.
Okeland Communities Executive Director Cameron Shephard says the partnership with Woolworths was an important part of the overall vision for Kingsford as a great place to live, in a country-style setting, yet close to all modern amenities.

Members of the Woolworths team and Mr Shephard joined representatives from the Bullsbrook community on site yesterday (8 May 2023) for a sod-turning ceremony to mark the start of work on Kingsford Town Centre. The new Woolworths supermarket is due to open in mid to late 2025.
Unique pieces of public art and extensive landscaping will add to the vibrancy, colour and enjoyment of Bullsbrook’s new retail and social hub.
Future stages of the lively, village-style Kingsford Town Centre are likely to include a tavern, cafe, main street, childcare centre and play space.
Mr Shephard said the Stock Road upgrade, due for completion this month will add to Bullsbrook’s appeal with quicker connection times to the airport and the city via Tonkin Highway.
“Kingsford delivers a unique balance of a relaxed, semi-rural lifestyle and convenience and amenities close at hand and we think that makes it pretty special,” he said.
