Queanbeyan’s Riverside Plaza brought to market

Riverside Plaza, a convenience-based shopping centre in the high-growth Canberra-Queanbeyan corridor has been offered for sale on behalf of Kyron Capital.

Located within the Queanbeyan CBD (14km from Canberra CBD) Riverside Plaza comprises approximately 21,660sqm of gross lettable area and occupies a prominent 30,695sqm town centre site.

The centre is anchored by Coles supermarket, which is secured on a lease agreement and is in percentage rent, proving a strong growth trajectory. The major and mini-major tenants generate over $80 million in turnover, and the centre’s speciality tenants deliver moving annual turnover (MAT) productivity of $9,422 sqm.

CBRE’s Simon Rooney, James Douglas and James Sherley, in conjunction with JLL’s Sam Hatcher and Nick Willis, are managing the Expressions of Interest campaign, which is expected to attract strong interest from a range of capital sources.

Simon Rooney, Pacific Head of Retail Capital Markets at CBRE, said investors were continuing to target shopping centres offering resilient income streams, strong underlying fundamentals and identifiable value-add opportunities.

“Limited new supply, tightening vacancy and continued retail sales growth are supporting investor confidence across the sector, particularly for well-located sub-regional shopping centres,” said Mr Rooney.

Rare opportunity

Riverside Plaza is the primary enclosed retail centre in Queanbeyan and services a high-growth dual catchment of approximately 64,200 residents, which has benefitted from strong historical growth of 1.87% p.a. over the last four years.

While Riverside Plaza carries a non-metro postcode, the asset trades on metropolitan fundamentals – two-thirds of the local workforce commutes daily into the Canberra CBD, and household incomes, tracking the ACT’s stable, public-service-driven economy, sit 24% above the national average.

Sam Hatcher, Head of Retail at JLL Australia & New Zealand, noted that the Canberra-Queanbeyan corridor continued to benefit from strong population growth, infrastructure investment and stable economic drivers, providing an attractive backdrop for long-term retail investment.

“Riverside Plaza combines scale, a strategic location and strong underlying retail fundamentals, creating a highly compelling investment proposition for a broad range of buyers,” he said. The EOI campaign closes Thursday 5 November 2026.
